Can I do my own maintenance?
You have the option to do your own repairs and maintenance or use your choice of vendors for your rental property. We can also help arrange vendors to handle these repairs if you would like our assistance.
Do you charge the tenant a security deposit? What about a pet fee?
Yes. Our policy is that the security deposit is typically one month’s rent. Pets are not allowed without your permission. When pets are allowed, an additional pet fee of typically $500 is required for each cat, dog, or other animal. Any damage above and beyond the pet deposit remains the tenant’s responsibility. The pet deposit is used to offset the costs of a mandatory steam cleaning that is done on your carpet after the residents vacate.
How do you screen tenants?
When screening tenants, we check their national criminal background, and the sex offender registry. In addition, we also check for evictions over the past five years, credit score, rental history, employment, and debt to income ratio to ensure that they can afford the home on a long-term basis.
How does the online portal work?
You can log in to your online portal to update account information, and view a variety of statements, reports, and documents. You can also receive email alerts, notifying you when a tenant makes a payment, when an equity distribution is made to your bank account, when a maintenance request is received, etc.
How will I get my rental income?
Owner rental proceeds are distributed on the 10th of each month. These can be processed via electronic deposit from your online account or mailed to you as a check.
I’ve signed up with your company—now what?
Once you have completed all the necessary paperwork to complete your enrollment, you will receive a Welcome Email from us with the team members assigned to your property as well as their contact information and an outline of our procedures for leasing and managing your property.
What is a section 8 tenant?
A section 8 tenant refers to a tenant that receives assistance from the government with rental payments for all or a portion of their rent.
Where will you advertise my home?
We advertise your home to many different websites. Including Zillow, Trulia, Craigslist, and FMLS.

Resident FAQ

Can I schedule my move in inspection for the weekend?

We perform our move in inspections Monday through Friday. If you have an emergency and must move in on a weekend, we will need to check for availability and there will be a $150 non-refundable weekend move in fee.

Can someone other than me perform my move in inspection if I am unavailable?
No. Only individuals on the lease will be able to perform your move in inspection as you will be signing to take possession of the home at this time.
Do I have to use the utility companies provided?
No. You are more than welcome to change utility companies.
How do I apply for a property?

How/where do I pay rent?
You can pay your rent online, via your tenant portal, or rent can be mailed to or dropped off at our office: 105 Nobel Court. Alpharetta, GA 30005.  Please note the address of the property you are renting on your check.
What if I have to reschedule my move in inspection?
You will need to contact us immediately as we will need to re-write your lease, re-calculate your move in funds required, and you will need to re-sign the new up-to-date lease.
What is a move in inspection?
Your move in inspection date will be when your lease will start and you will take possession of the home. You will meet a field service representative at the property at a specified time that will be confirmed for you at the end of the business day prior to your move in inspection. Only one person on the lease will be required to attend and it will only take about an hour.
When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets should be professionally shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all planting beds should be free of weeds.
When is my rent due?
Rent is typically due on the first of each month. Details of your rent due date can be found within your lease.
When should I have my utilities turned on?
Per our lease agreements, all utilities are required to be transferred into your name by your move in inspection date. These will be provided to you in the email with your lease. If you have any issues with connecting or transferring utilities contact us immediately.
