Answers to your common questions

Can I do my own maintenance?
You have the option to do your own repairs and maintenance or use your choice of vendors for your rental property. We can also help arrange vendors to handle these repairs if you would like our assistance.

Do you charge the tenant a security deposit? What about a pet fee?
Yes. Our policy is that the security deposit is typically one month's rent. Pets are not allowed without your permission. When pets are allowed, an additional pet fee of typically $500 is required for each cat, dog or other animal. Any damage above and beyond the pet deposit remains the tenant’s responsibility. The pet deposit is used to offset the costs of a mandatory steam cleaning that is done on your carpet after the Residents vacate.

How do you screen tenants?
When screening tenants, we check their national criminal background, and the sex offender registry. In addition, we also check for evictions over the past five years, credit score, rental history, employment, and debt to income ratio to ensure that they can afford the home on a long-term basis.

How does the online portal work?
You can log in to your online portal to update account information, and view a variety of statements, reports, and documents. You can also receive email alerts, notifying you when a tenant makes a payment, when an equity distribution is made to your bank account, when a maintenance request is received, etc. 

How will I get my rental income?
Owner rental proceeds are distributed on the 10th of each month. These can be processed via electronic deposit from your online account or mailed to you as a check.

I’ve signed up with your company; now what?
Once you have completed all the necessary paperwork to complete your enrollment, you will receive a Welcome Email from us with the team members assigned to your property as well as their contact information and an outline of our procedures for leasing and managing your property.

What is a section 8 tenant?
A section 8 tenant refers to a tenant that receives assistance from the government with rental payments for all or a portion of their rent.

Where will you advertise my home?
We advertise your home to many different websites. Including, Zillow, Trulia, Craigslist and FMLS.
